TERMS & CONDITIONS
1. Booking
Following receipt of your completed booking and the appropriate payment, confirmations of reservations will be sent out via email as soon as possible.
2. Payment Procedure
A minimum non refundable deposit of £150 is payable on booking or a third of the total booking fee whichever is agreed at the outset. Three total payments are accepted. The total amount payable will include the security deposit of 350 euro. Assuming there no breakages or damage the security deposit will be returned at the end of your stay.
Full payment should be made 8 weeks prior to arrival, or at a time agreed at the outset of the booking.
Bookings made within 4 weeks of arrival require full immediate payment.

Payment is via bank transfer or the Credit Card/PayPal payment system. All payments are in Euros.

3. Cancellations
All cancellations must be made in writing and will be subject to the below listed charges. If the client does not pay the balance at the prescribed time, we reserve the right to cancel the booking. In this event, the deposit will be forfeited. In the unlikely event that circumstances beyond our control necessitate the cancellation of the rental arrangement, we reserve the right to cancel any bookings at any time and will only be liable to refund monies already paid by the client.
Cancellation charges:-
Less than 8 weeks before the rental period - 50% of the total cost is forfeited.
Less than 4 weeks before the rental period - 100% of the total cost is forfeited.
4. Force Majeure
We cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, fire, floods, closure of airports, weather conditions or other events beyond our control). Neither the owner of the property or his agents will be under any liability to the renter.

5. Check in and out
The property is available after 4pm on the day of arrival and must be vacated by 11am on the day of departure unless agreed previously with the owner.

6. Cleaning Charges
A cleaning fee of €65 (euro) will be payable unless otherwise stated.

7. Utility bill charges
Utility charges are included up to a value of 20 euro per day unless they are mentioned, for example there is an extra charge during winter months if extra gas/electricity is required.

8.Extra guests
Guests that are not listed on the booking form are not allowed at the property unless agreed upon with the owners of the property.

9. Children
Children should be supervised at all times by adults, especially in the vicinity of the pool or animals.

10. Smoking
No smoking is permitted within the property.
11. Pets
Pets are allowed in the house when previously cleared with the owners of the property.

12. Liability
We do not accept any liability for personal injury, loss of personal property or damage to personal effects or loss caused by any reason or for any claim made as a result of this booking and/or a subsequent holiday. The client is responsible for taking out an adequate insurance policy(ies) to cover all risks. This is also applicable to people visiting the property as guests of the client(s).

13. Third Party Liability
We also do not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the client(s) and other people occupying the property during the period of the let.

14. Tourist Taxes for the Italian Government are collected on arrival. The cost is 3.50 Euro per person/per day up to the first 3 days of your stay.
(10.50 Euro Maximum per person over the age of 14 years for 3 days and above)
